Carillion Developments has sold the first building at its £80m mixed-use scheme in Castlegate, Sheffield.

The South Yorkshire Passenger Transport Authority is thought to have paid around £11m for Office 4 of The Square development, which fronts the Park Square roundabout in Sheffield.

The Transport Executive will occupy the 43,000 sq ft property, moving from its current Sheffield base on Exchange Street. It is understood that it also looked at GMI’s Digitial Campus in Sheffield for its relocation.

The deal was a pre-sale ahead completion. The Square scheme also comprises a 114-bed Travelodge, multi-storey car park and 250,000 sq ft of offices to be built in phases.

Jones Lang LaSalle and Crossland Otter Hunt acted for Carillion. Sanderson Weatherall acted for buyer.

In a second Sheffield deal, Jaymer Estates has bought the new city centre office scheme Quadrant 2 from Parkway Business Centres for more than £5.5m. Around 6,000 sq ft of the 28,000 sq ft development has been let to the Environment Agency on a 17-year lease. Lambert Smith Hampton and Knight Frank acted for the vendor.
