I read with interest Alastair Stewart’s piece on the government’s policy to open up sites for smaller developers (22.01.16).

First Base is the type of developer the government is seeking to encourage with this policy, but for us there are a lot of questions unanswered.

The move to sell sites with planning could hinder more than it helps, as it is through innovative design and planning that we can drive value. On that basis, attracting funding might be more difficult. There is also the potential disconnect between what the public sector perceives is deliverable on a site, and what is viable.

Finally, we would welcome initiatives that encourage regeneration rather than just housebuilding, as the latter doesn’t happen without the former.
