Office lettings in Birmingham totalled a respectable 110,976 sq ft in the first quarter of this year, according to figures from King Sturge.

In the first quarter, 16 deals were signed, including the Highways Agency’s deal to take 55,000 sq ft at the Birmingham Development Company’s Cube scheme.

The figures are down on last year’s total of 171,746 sq ft, which was widely believed to be a record year for Birmingham.

However the numbers are only slightly down on 127,948 sq ft recorded in the first quarter of 2007.

King Sturge office agency partner in Birmingham, Jonathan Carmalt, said: ‘A quarter is a relatively short period of time in which to consider occupier trends.

‘Nevertheless, whilst the first half of the year has been widely expected to be quieter in terms of occupier activity, and indeed the figures – both take up and number of deals – are running at just over 60% of the first quarter of last year, which turned out to be a record year in Birmingham, they demonstrate that deals are still being done across a relatively wide sector of the market.’
