City fringe offices: Fringed with sadness

What is the secondary rental level? Between £296/sq m (£25/sq ft) and £323/sq m (£30/sq ft) has been established as the level for second-hand, modern, air-conditioned offices. Centrally heated offices without air conditioning are unable to get close to the cheaper level of £269.10/sq m (£25/sq ft).
