Derwent London has let over 27,000 sq ft at its Qube Development in central London to architecture firm, HOK International.
The scheme, at 90 Whitfield Road, is now over 50% let.
HOK has taken a 15 year lease with five year rent reviews.
The rent on the first floor for HOK is £50/sq ft and on the section of the third floor that it will occupy, the rent is £56/sq ft. A 22 month rent free period has been agreed.
Other occupiers at Qube include consultancy group Tribal, as well as media agency Vizeum and sushi chain Itsu.
John Burns, chief executive of Derwent London, said that the group aimed to attract a mix of tenants to all of its schemes.

Jones Lang LaSalle and Edward Charles are letting agents for the offices at Qube, and CB Richard Ellis and CWM agents for the retail.
