Although hardly spectacular, this was a better performance than that of the previous year (3.8%) and 1996 (3.7%). The average return over the past three years is 4.2%. Not surprisingly, German property last year underperformed its key rivals, equities and gilts, which produced returns of 30.4% and 8.5% respectively.
