Northern Ireland will never be a major distribution centre due to its peripheral location within the United Kingdom. However, the growth in retailing, particularly food retailing, with the expansion of Tesco, Sainsbury’s and Safeway, will undoubtedly increase the demand for high-specification, distribution-type warehousing.
