Rutland is planning a four-star 315-bedroom hotel at Bedfont Lakes business park on the A30.
The developer has submitted an outline planning application to the London Borough of Hounslow for a 15,793 sq m (170,000 sq ft) hotel.
It is understood that Rutland is likely to sell the development site if planning permission is granted.
The estimated end value of the scheme is £30m.
