Slough Estates has completed one of the biggest prelets in the Thames Valley this year to Harris Systems at Winnersh Triangle in Reading

The developer announced today that it had let 72,500 sq ft (6,735 sq m) to the communication specialist on a 15 year lease at the business park adjacent to the A329(M). Slough declined to divulge the rent but said it was at ‘local levels,’ which are about £25 sq ft (£269.10 sq m).

Slough Estates was advised by Vail Williams and Atisreal, with Harris Systems represented by the Reading office of Strutt & Parker.

The developer has also announced plans to double the size of the 80-acre (32 ha) business park. When completed the park will comprise 2m sq ft (185,804 sq m) of office space. Development will start in October 2007. The first phase will include 325,000 sq ft (30,193 sq m) of offices.

It will be followed by a second phase of 160,000 sq ft (14,864 sq m) of offices and a 150-bed hotel, to be completed in 2009. A further 165,000 sq ft (15,328 sq m) of offices spaces is expected to complete 2011.
