St Modwen has signed an agreement to develop a 165,000 sq ft distribution centre for Nisbets at Avonmouth, Bristol.

The catering equipment supplier will keep its existing facilities at the 55-acre Access 18 park but will consolidate other units in the area and relocate into the new building, which will include 23,165 sq ft of offices and an additional 68,110 sq ft mezzanine level.

St Modwen is also to undertake the £2.6m fit-out of the centre which should complete next July.

When the Nisbets unit is completed there will be more than 260,000 sq ft of developed commercial space at the site, which was formerly the Britannia Zinc smelting plant. A further 470,000 sq ft of industrial and warehousing space can be developed on the site, with units up to 330,000 sq ft possible.

Alder King and Knight Frank are letting agents for St Modwen.
