British Land has submitted a planning application for a £300m mixed-use development next to its Meadowhall Shopping Centre in Sheffield.

British Land hopes to redevelop the 63-acre industrial site into a 2.2m sq ft scheme.

It plans to develop 1,300 homes and 1.2m sq ft of offices in five stages on the land to the south of the £1.5bn Meadhowhall shopping centre.

The planning application also includes a 100,000 sq ft hotel, 27,000 sq ft of shops and leisure facilities.

British Land said it would target a BREEAM Excellent rating for the office development. It also said at least 15% of the homes would be affordable, though Sheffield City Council’s minimum requirement is 20%.

A masterplan for the area was broadly endorsed by the Sheffield City Council in September last year and British Land hopes to have outline planning consent by Christmas.
