Segro has completed a new 31,500 sq ft UK headquarters facility for international technology business, Microchip, at Winnersh Triangle, Reading.

The development has been completed on budget and four weeks ahead of schedule by the company and forms part of a wider expansion and transformation of the business park.

In total, floorspace at Winnersh Triangle is set to grow by around 50% to 2m sq ft with new high quality offices, a 174 bedroom four star hotel with conference facilities, gym and a swimming pool, as well as retail facilities to serve the park.

The new Microchip building has been let to the US-based business on a 15 year lease, and comprises 20,000 sq ft of offices and training rooms together with a further 11,500 sq ft of warehouse space.

The development has achieved a ‘B’ EPC rating, with CO² emissions approximately 26% below a standard comparable building and has also been awarded a BREEAM ‘Very Good’ rating.

Work is also underway on a further two headquarter developments at Winnersh Triangle, including a 133,000 sq ft facility for engineering consultant, Jacobs, and 72,500 sq ft office for Harris Systems, an international communications and IT business based in Florida.

A speculative head quarters building of 90,000 sq ft is also being built and is set to complete in November 2009.

Tim Jones, senior development manager at Segro, said: ‘The completion of the new Microchip building marks an exciting stage in the future of Winnersh Triangle as we move towards the wider transformation of the park.’
