Segro has won detailed planning consent for the first phase of its newly relaunched Winnersh Triangle business park near Reading.

The consent provides for four buildings totaling 385,240 sq ft, a 168-room hotel and 19,805 sq ft of leisure and retail space.

Segro can now start on-site in the new year with the first phase of development at the 80-acre park.


Sustainability
The site, which has strong sustainability credentials, won outline planning consent in August 2007 and relaunched last week with the new tagline, ‘Opportunity In Everything.’ It will eventually provide 1m sq ft of space.

Segro pre-let 72,500 sq ft to communication specialist Harris Systems. It is also thought to be close to securing engineering firm tenant Jacobs to take a 120,000 sq ft pre-let at the site.


First choice location
Development manager Tim Jones said: ‘This planning consent will allow us to start construction early in the new year. We see a real opportunity to create a sustainable, state-of-the-art business park, which will become a first choice location for occupiers in the Thames Valley. The substantial pre-let to Harris shows that occupiers share that view.’
