Troy Asset Management has become the latest tenant to go under offer at Grosvenor and Stow Capital Partners’ 33 Davies Street.

The fund manager is understood to be paying around £120/sq ft for the 6,000 sq ft third floor in the prestigious Mayfair building, located opposite the Claridge’s hotel.

Troy will join GoldenTree Asset Management and financial services firm Cain Hoy, which have taken the fourth and fifth floors respectively.

Asking rents in the 28,856 sq ft building, which was completed in December last year, stand at £115/sq ft. Troy Asset Management is currently located a stone’s throw away in Brookfield House at 44 Davies Street.

The top rent for Mayfair this cycle was set in August 2013, when Singaporean investment company Temasek took 8,400 sq ft at Standard Life Investments’ 23 King Street, paying £130/sq ft.

Troy Asset Management was advised by BDG Sparkes Porter. JLL and Knight Frank are letting agents.
